HouseEazy Raises ₹150 Crore in Series B Funding Led by Accel

Introduction and Fund Raise Details

HouseEazy, a full-stack proptech platform specializing in the resale of residential homes, has successfully raised ₹150 crore (approximately $17 million) in a Series B funding round. The round was led by Accel, a global venture capital firm, with significant participation from existing investors Chiratae Ventures, Antler, and leading venture debt funds.

This fresh capital infusion is earmarked to fuel technology advancements, geographic expansion, and brand growth, while also strengthening HouseEazy's portfolio of real estate services. This Series B round follows the company's Series A raise of $7 million (a mix of equity and debt) in August 2024, led by Chiratae Ventures.

History and Vision

HouseEazy was founded in 2021 by Tarun Sainani and Deepak Bhatia with a vision to revolutionize the secondary real estate market in India, which is estimated to be over $100 billion but remains largely fragmented, offline, and characterized by long, complex processes. The founders and their team bring over 30 years of collective expertise in the real estate sector, having successfully managed a $2 billion portfolio of residential assets.

The core mission of HouseEazy is to transform the entire home ownership journey by building a platform based on the pillars of trust, speed, and convenience, enabling 100% secure, one-stop transactions.

Strategy and Technology

HouseEazy operates as a tech-led marketplace aimed at solving major pain points for both sellers and buyers in the resale home segment. Its strategy is centered around using cutting-edge technology to bring transparency and efficiency to a historically opaque market.

  • For Sellers: The platform provides a significantly faster transaction process, aiming to close deals within weeks compared to the industry norm of five to six months. A key technological offering is its proprietary AI/ML-powered pricing engine, built on millions of data points, which offers real-time, transparent, and accurate valuations to sellers, eliminating the need for multiple meetings and negotiations.

  • For Buyers: Buyers benefit from accessing exclusive, title-checked, and often refurbished inventory. They can virtually tour properties using AR/VR-powered exploration tools like 3D walkthroughs and virtual staging, enabling faster, more confident purchase decisions.

  • Full-Stack Service: HouseEazy provides end-to-end services, including instant price discovery, legal due diligence (title verification), refurbishment, mortgage facilitation, and registry support, making it a comprehensive one-stop solution.

Growth and Expansion

In just three years, HouseEazy has facilitated over 2,500 property transactions with a Gross Merchandise Value (GMV) exceeding ₹2,000 crore. The company reported that its GMV Annual Run Rate (ARR) has doubled year-on-year to reach ₹850 crore, while maintaining strong unit economics.

HouseEazy is currently active in Noida, Ghaziabad, and Gurgaon (Delhi NCR), and has built a network of over 4,000 channel partners. The Series B funding will significantly accelerate its planned expansion into other major Tier-1 markets in India, including Pune, Mumbai, and Bengaluru.

Revenue Model and Financials

HouseEazy's model is a full-stack marketplace for resale homes, where it facilitates the complete end-to-end transaction.

  • Revenue Model: While the company emphasizes a transparent, zero-fee policy for both buyers and sellers (unlike traditional commission-based models), its revenue is generated through the efficient margin captured from its full-stack iBuyer or resale facilitation model, encompassing services like refurbishment, title verification, and offering an instant, secure sale/purchase experience.

  • Financial Performance: The company has demonstrated strong financial growth and has achieved profitability. For the fiscal year ending March 31, 2024 (FY24), HouseEazy achieved a significant 3.8x growth in revenue, reaching ₹10.7 crore compared to ₹2.8 crore in FY23. Notably, the company became net profitable in FY24, reporting a net profit of approximately ₹30.99 lakh, a marked improvement from a net loss in the previous fiscal year.

Conclusion

The Series B funding of ₹150 crore led by Accel is a strong validation of HouseEazy's tech-led, consumer-first model and its success in streamlining India's fragmented secondary real estate market. The history of the founders' expertise, the company's clear strategy focusing on speed, transparency, and full-stack service, the successful fund raise, and a revenue model that has already led to profitability showcase a promising trajectory. This capital will be crucial for accelerating its technological roadmap and expanding its unique resale ecosystem to new, high-potential Tier-1 markets across India, solidifying its position as a disruptor in the proptech space.
